Commission will vary across Victoria depending on the area and price range of your home. There are also different structures available to you. It all depends on what you feel more comfortable with.
There is also some misguided information about flat fee agencies that advertise on TV and Radio claiming they do not charge a commission. They are taking advantage of unsuspecting property owners. These companies charge an upfront non-refundable fee whether the home sells or not. There is no incentive for them to maximise your sale price or to even sell your home for that matter because they have already been paid.
At Inspire Agents we work with you to create a structure that you’re comfortable with. Some owners request a set percentage, while others include an incentive structure above a certain price. It’s entirely up to you. Commission rates in Victoria are between 1.8% - 3.0% with the average being approx. 2.2% including GST
It’s important to remember that the commission should only be a small component of the decision process. The best way to look at it is to step back and ask yourself. Who would I choose if they all charged the same? This will give you some perspective about appointing the best agent for you, not the cheapest.
Advertising fees can vary significantly. You first need to know what advertising options are available and which of these are worth investing in. Times have changed, buyers now shop online for clothing, groceries, almost everything including property. There is no need for them to visit a real estate office anymore, so digital advertising is a must, however, that does not mean that all traditional print media is not useful, it just means that you can eliminate some of the old school advertising options that will no longer generate buyers for your property like the local paper. When you get your online and offline options working together you will be set for a successful marketing campaign. An example of a great campaign on the Mornington Peninsula came in at approx. $2,800 it wasn’t the lowest campaign or the most expensive, it was just right for the owners and it ensured that they achieved a great result.
